Adfiz is the trade association of independent financial advisors. FRIS is a member of Adfiz, and this allows us to act as an independent financial advisor for customers in connection with generally difficult financial decisions.

Our foundation FRIS For Children [Stichting FRIS Voor Kinderen] has a PBO status under Dutch law. PBO (ANBI) stands for Public Benefit Organisation. A PBO contributes in one way or another to the public good, such as a good cause. A PBO status enables our customers, relations and other interested parties to make a donation and thus a contribution to homeless and orphaned children in the Netherlands.
BRAVO
Dyade Housing & Property [Dyade Huisvesting & Vastgoed], belonging to FRIS, is affiliated with BRAVO, the trade association for the administration of Educational Services [BRanchevereniging Administratie Voor Onderwijsdienstverlening]. Dyade, too, sees an ethical working method as a professional responsibility. They therefore conform with the sector code as determined on 10 December 2009 by the general members meeting of the trade association BRAVO.
FRIS is part of CORFAC International Corporate Facility Advisors. CORFAC International is an alliance of entrepreneurial commercial real estate firms that partner to deliver quality and experienced service locally, nationally, and internationally.
In 2017 FRIS commenced a collaboration with Deutsche Immobilien-Partner [DIP]. Via DIP we provide foreign parties with access to the Dutch property market and we provide Dutch property parties with access to the German market through a trusted, expert and professional network of property professionals.
Dyade Housing and Property [Dyade Huisvesting en Vastgoed], belonging to FRIS, is ISO (9001:2008) certified. This means that the operational process at Dyade Onderwijsbedrijfsvoering B.V. is in an excellent state.
The membership of FRIS of the Association for Real estate agents in Amsterdam [MVA] shows that it is an immovable property specialist in the Greater Amsterdam region. We are independent, expert and certified, and guarantee our customers the best and the most current supply.
FRIS is a MVA Certified Expat Broker. This is a cooperation of +/- 76 NVM-offices specializing in housing (rental and sale) for expats. MVA Certified Expat Broker started a couple of years ago based on the City of Amsterdam’s request to manage housing for expats and avoid unfair market conditions.
MVA Certified Expat Broker is a partner of “In Amsterdam” (formerly Expat center Amsterdam). MVA Certified Expat Broker is the only certified provider for expat housing and, as an entire cooperation, holds a market share of 90% in the Amsterdam region.
FRIS is a member of MVO Nederland. As such we are part of the movement towards a new economy where positive financial results go hand in hand with caring for our planet and people. Together with businesses and business people we strive to preserve the world for future generations.
The NRVT registers property valuers under their personal names and maintains univocal codes of conduct and rules of professional conduct and regulations for the four Divisions (Commercial Property, Rural and Agrarian Property, Housing and the Dutch Valuation of Immovable Property Act [WOZ]. In connection with this, the Netherlands Register of Property Valuers [NRTV] supervises the observance of the codes of conduct and professional rules of conduct and regulations and guarantees the quality and reputation of the registered valuers.
The Netherlands Association of Real Estate Brokers and Immovable Property Experts [NVM] is the largest trade association in the Netherlands in the area of immovable property. Membership of this association shows that you will call in an expert from the organisation and that you choose expertise, reliability, security and therefore quality.
FRIS is affiliated with the Netherlands Property Value Institute [NWWI]. The Netherlands Property Value Institute inspects reports on property valuations by affiliated valuers and ensures that valuations are drawn up in a uniform manner according to clear guidelines. Money providers, intermediaries and consumers thus receive objective and reliable property valuations which provide insight into the way in which the valuation was made. The affiliation of valuers with the Netherlands Property Value Institute [NWWI] is subject to strict quality requirements.
FRIS and Nestr Smart Finance started a partnership at the beginning of this year, which provided its first financing in November 2019. Nestr Smart Finance is a provider of real estate financing for rented houses, possibly with a small commercial part. Because FRIS is well aware of their requirements, it is possible to switch quickly and deliver a competent valuation report within a short period of time. With this cooperation it is now possible for almost every financier on the investment market to have an appraisal carried out by FRIS.
FRIS and Protium have partnered up for the energy transition. This cooperation allows FRIS to extend our service portfolio and serve the demand for more sustainable real estate. Protium’s expertise when it comes to roof rental and solar polar installations provides FRIS’s customers with a full-service offering.
In 2017 FRIS commenced a collaboration with the Health-care Property Valuation Institute [Taxatie Instituut Zorgvastgoed]. This enables us to take all the worries regarding the valuation of care complexes off our customers’ and relations’ hands at a high-quality level.
Property Management the Netherlands [VGM NL] is the agent for property managers and the Residents Association Management [VvE] in the Netherlands. As a member of this organisation, FRIS has signed the code of conduct guaranteeing that all FRIS personnel will apply the following starting points and regulations when exercising their profession. The starting points include the following: Integrity – Transparency – Trust – Respect – Objectivity – Boundaries– Conflicts of Interest – Courage – Responsibility – Legislation & Regulations. All the relevant regulations are included in the code of conduct document.
FRIS is affiliated with the VastgoedCert foundation. This is a branch-wide platform which administers the certification and registration of real estate agents in immovable property based on their professional competence. A VastgoedCert registration gives a real estate agent a big advantage. The VastgoedCert quality mark conveys to clients that they can trust in the organisation's expertise and professional competence.
FRIS uses the Valuation Management System [TMI] to deliver high-quality valuations. The Valuation Management System guarantees quality and the system’s management. Before being admitted, a Valuation Management System valuer’s skills are tested. The valuations comply with the Valuation Management System’s Commercial Property Valuation Guideline and are subject to random checks by the Quality Committee.
EPA
We aim to be able to assign EPA labels (energy performance labels) to commercial property. Two Real People are being trained as EPA inspectors. This means that they will be authorized to assign energy labels to commercial property. This follows from new regulations prescribing that in 2023, offices must be in possession of label c. We want to achieve this goal by 2021.
RICS
We aim to become one of the RICS-regulated property organisations in the Netherlands before 2021. The RICS accreditation does not just stand for quality, but especially also for integrity and transparency. FRIS sees a transparent and ethical working method as a professional responsibility. The RICS accreditation furthermore guarantees the continuous evaluation and improvement of our services and our staff’s professional development.
