How can I respond to a residence?
Our current rental offer can be found on our own website under “Rental property offer ’ or the Funda page of FRIS Vastgoed Management. In case of interest, we ask you to fill in the contact form attached to the relevant residence advertisement as correctly and completely as possible.
In the comments field, we would like to see who you are, whether you want to rent alone or with a partner and your (joint) income. Only fully completed contact forms will be processed. Depending on the residence, the first 5 to 10 candidates will be invited for a viewing. If you have not received an invitation within 3 working days, you have unfortunately not been selected to attend the viewing round. You will automatically be placed on the reserve list for this residence.
Residential rentalsWhat conditions must I comply with to qualify for a residence?
FRIS Vastgoed Management works with different owners who may have different income requirements. Broadly speaking, the income requirements below can be taken into account. Deviating income requirements are always mentioned in the advertisement of the property concerned.
- A gross monthly income of at least 3.5 to 4 times the monthly rent
- If you are employed, you have to be through your probationary period
- If you are self-employed, you must have been registered with the Chamber of Commerce for at least 2 years.
- You may not be in arrears with payments from a previous landlord or mortgage provide
Which documents are mandatory?
- Copy of a valid passport or ID card (without BSN & Photo)
- Copy of a valid residence permit (front and back) if you have a nationality outside the EU
- Extract from the Basic Registration of Persons (BRP) with address history, not older than 3 months
- Landlord statement or mortgage provider statement, not older than 3 months (if applicable)
Employment
- Employer’s statement, not older than 3 months
- 3 recent pay slips
- 3 recent bank statements with salary deposit
- Validated UWV insurance report with wage data employment and wage data
Self-employed entrepreneur/ZP-er
- Chamber of Commerce extract, not older than 3 months
- Final income tax and tax authority assessments of the 2 most recent financial years
- Validated balance sheet and profit and loss account of the 2 most recent financial years
What is the maximum income requirement?
FRIS Vastgoed Management also rents houses below the liberalisation limit (social rent) and houses in the middle segment. Different income requirements apply here, a minimum but also a maximum income requirement. The maximum income requirement is there to ensure that these homes are only let to people with a low or middle income. Per the municipality where the property is located, a housing permit is required. Once you have been allocated a house, you need to apply for the housing permit at the relevant municipality. The municipality checks whether you meet the income requirements and then grants you the housing permit. A housing permit is not transferable. I do not meet the income requirement myself, can someone be my guarantor?
With most owners, renting with a third-party guarantor is not allowed. If this is allowed, it will be mentioned in the advertisement of the residence concerned.
I am a student, can I rent at FRIS?
We unfortunately do not rent to students unless otherwise mentioned in the advertisement.
Can I rent a residence with a friend?
Most owners allow you to share the property with a (working) friend. If a residence does not allow this, it will be stated in the advertisement of the residence in question.
Do I have to pay a security deposit if I want to rent a residence?
We work with different owners where the amount of the deposit varies. In any case, it is never higher than twice the basic rent. The deposit is fixed during the rental period.
Is there a rent increase every year?
Yes, there is an annual rent increase. You will receive an annual notice of your rent increase. In your rental agreement, you can find when your rent will be increased.
When will I be assigned a residence?
Only those candidates who are selected to view are finally eligible to enter the hiring process. Of the candidates who have submitted the mandatory documents on time, the dossier will be assessed. If several valid files are submitted, a draw will be held.
