8 tips for buying a home

You have finally found your dream home in Amsterdam or the Zaan region. You now wish to buy that home as quickly as possible. Buying a home is not something people do every day and there are various aspects you have to take good heed of before making a purchase. A real estate agent will be able to tell you what is going to happen and what you need to watch out for to prevent any surprises. Below are 8 tips to be mindful of when you buy your dream home.

1. Take a good look at your dream home

2. Does the home in question meet your requirements?

4. Negotiating skills

5. Take your time

Don’t let yourself be pressurised into buying a home by statements like “I’ll have other viewers tomorrow”. When buying a home there will be a lot to consider and it is important that you have enough space to come to the right decision. Buying a new home is a long-term decision.

6. Talk to a mortgage advisor in good time

One of the most frequently occurring pitfalls is that buyers start talking to a mortgage advisor too late.

7. Check the legalities

Why is the seller selling? Ask the right questions, and take a critical approach. The seller is obliged to notify you of all the information you require. You may, for instance, be buying a home which is part of an inheritance, following a divorce or there may be a conflict for which legal proceedings are still ongoing. Ask about any technical defects which are invisible to you but which the seller knows about. It is a good idea to know what is going on around the sale of the home to avoid being faced with unpleasant surprises.

8. Resolutory conditions

Resolutory conditions will allow you to change your mind about a purchase in case of unexpected situations. It is advisable, for instance, to include a financing arrangement clause in your purchase contract in case you fail to obtain a mortgage.
